Mortgage protection for temporary workers: cover, cost and the questions to ask

A home loan can outlast many assignments, so the policy that clears it if you die or fall seriously ill deserves as much attention as the rate. Here is how mortgage cover works and where agency work changes the questions.

What mortgage protection actually does

Mortgage protection is a form of life insurance tied to a home loan. If the insured person dies during the term, the policy pays a sum that clears, or substantially reduces, the outstanding balance. The family keeps the house instead of inheriting a debt.

Aviva Ireland explains that the sum insured starts at the value of the loan and falls as you repay it. A joint policy covers two people and pays out on the death of either, which matters when a household relies on one income from assignments and one from a steady job.

Is it compulsory, and who decides where you buy it?

In Ireland, lenders expect a mortgage protection policy to be in place before they release the funds. Aviva describes it as a legal requirement for most mortgages, with exceptions such as borrowers over 50 at the time of the loan or investment-property purchases; check the current rules with your lender.

Zurich Life makes a point that applies well beyond Ireland: you are not obliged to buy the policy from your lender. You can shop around, and Aviva adds that switching during the mortgage term is possible. Elsewhere the rules differ, so ask the lender in writing what it requires.

The timing matters too. Lenders usually want evidence of cover before drawdown, so request quotes while the mortgage is still in approval rather than in the final days, when comparing becomes rushed.

Life cover is the base, serious illness is a choice

Zurich states that life cover is required while serious illness cover is optional, set at 100, 75, 50 or 25 percent of the life cover. Aviva's optional specified illness cover pays a lump sum on diagnosis of a listed condition.

For a temporary worker, the illness option solves a real gap. A diagnosis can end assignments months before any death benefit is relevant, and agency income usually stops when you stop working. The lump sum can then keep repayments going while you recover.

Waiver of premium and the work-incapacity question

Zurich lists a waiver of premium benefit: if illness or injury stops you working, the insurer covers your premiums. That keeps the protection alive during exactly the months when paying for it is hardest.

Read how the policy defines being unable to work. Some definitions look at your own occupation, others at any occupation. For someone who has held several different assignments, an "any occupation" test may be much stricter than expected.

What shapes the price

Premiums depend on the loan size, the term, your age, smoking status and health. Aviva notes that quotes start from a low monthly figure, but the real cost comes only from a personal quote. Do not compare headline "from" prices.

Agency work does not normally raise the price of life cover itself. It matters more for the lender's affordability check. If the mortgage is approved on an average of several months' income, make sure the premium fits comfortably into the quieter months too.

It also pays to ask how long the quote stays valid, and whether a change in your health or income before the policy starts must be reported. Quoted prices are only as good as the information behind them.

Honest answers on the application

Zurich warns that the insurer may not contact your doctor, so it relies on what you say. You must also report changes to the information given before the policy starts. An incomplete answer can create problems at claim time.

If you have had a health condition treated, say so. The insurer may add a loading or an exclusion, but a documented exclusion is easier to live with than a claim refused years later.

A worked scenario

Imagine a couple buying their first home. One partner works through an agency in logistics, the other has a permanent contract. They take a joint policy with a modest illness option and decide to add a waiver of premium.

Before the offer is signed, they compare two quotes: one from the lender's partner, one from an independent insurer. They check term, sum insured, exclusions and the price over the full period, then pick the one whose conditions they understand best, not necessarily the cheapest.

The scenario also shows a sensible habit: decide the structure first, single, joint or separate policies, and only then compare insurers. Otherwise two quotes may look comparable while insuring different things.

Frequently asked questions

Do I have to buy mortgage protection from my lender?

In Ireland, no. Zurich Life states you are not obliged to buy from your lender, and Aviva says you can shop around or switch later. Practices vary by country, so ask your lender for its rule in writing.

Does temporary agency work make the policy more expensive?

Life cover is mainly priced on age, health, smoking status, term and amount. Your contract type affects the lender's affordability review more than the premium. A quote from the insurer will show whether your circumstances change anything.

Is serious illness cover worth adding?

It is optional and raises the premium. For someone whose income stops as soon as assignments stop, it can protect repayments during recovery. Compare the quote with and without it, and check which conditions are listed.

What if I cannot work because of illness?

A waiver of premium benefit, offered by Zurich Life as an extra, pays your premiums while you cannot work. It does not pay the mortgage itself, so income protection or savings remain relevant. Read the incapacity definition carefully.
